Check a contractor
Before you sign anything, check two things: is the license real and current, and does this company actually pull permits. Both are public records. Type a license number (like CGC1533110) or the business name.
License
Real, current, and in the name on the quote. A handyman cannot legally do roofing, structural, electrical, plumbing or AC work in Florida.
Permits
Every permit is a public record. A busy contractor leaves a trail; a "20 years in business" roofer with none anywhere deserves a question.
Deposit
Florida Statute 489.126: more than 10% up front means the contractor must apply for the permit within 30 days and start within 90 days of issue.
